Phase II: This design contract addressed two specific items: Replacement of all remaining roof areas and waterproofing repairs to the concrete terraces on the eighth and ninth floors. Since the work required two different specialties, the project was split and bid as two construction contracts. The work to repair the ponding and leaking terraces required removing the concrete surface slab as well as removing the insulation and waterproofing system down to the clean concrete. A new waterproofing system was designed and composed of a tapered insulation system to direct run-off to existing drains. Phase III: Design services for this
phase included producing contract documents to remove old caulking and
install new caulking at all window joints, concrete joints and brick masonry
joints. In addition, masonry brick repairs were addressed throughout
the building structure. During the construction a structural evaluation
was performed to determine the integrity of the brick back up prior to
repairing the face brick. Refer to Projects
