Historic Building Restorations

Bayside has been providing architectural and structural restoration designs since the inception of the firm in 1967. With consulting architects and structural engineers under one roof, we have been able to thoroughly address the unique design problems of historic building renovations.  Through our previous experience in all types of building repairs, from roofing system modernization to comprehensive historical restorations, we have developed into a highly qualified and efficient team of historic restoration experts.  Bayside is especially experienced in the restoration of municipal, educational and private facilities and working within specified time and budget constraints. A partial listing of our related experience in this field follows.
 
   
Muster House, Charlestown Navy Yard, Boston, MA
Bayside designed a complete exterior renovation of this historic octagonal building located in the Historic Charlestown Navy Yard.  The project included brick repointing, slate shingle repairs, window replacements and repairs, flashing and gutter repairs, installation of new handicap ramp, and landscaping improvements around the perimeter of the building.
   
District 14 Police Station, Brighton, MA
Bayside completed plans, specifications and construction estimates for the renovation of this historic building (C. 1893) to return it to a functional Boston Police facility.  Interior repairs include the reconstruction masonry walls; bulletproof glass enclosed vestibule around the front desk area; restore renovations and repairs to the locker and shower areas.  Exterior renovations include built-up roofing repairs, new front entrance portico (portico design based on the 1893 original design, previously demolished); masonry restoration and repointing; new handicap entrance ramp; and landscaping. 
   
Curley Mansion, Boston, MA
The project involved remodeling interior and exterior portions of the historic James Michael Curley Mansion on the Jamaica Way.  Design work included interior renovations to create new conference rooms, refurbishing of interior spaces, interior and exterior alterations for handicap accessibility, a new fire escape for emergency egress, and the renovation of the bathrooms and kitchen.  The project was conducted in conjunction with the installation of new fire protection systems at the house.  Exterior work included roofing and masonry repairs, and window and door replacements.
   
Connelly Branch Library, Jamaica Plain, MA
Bayside completed a comprehensive renovation design for this historic stone masonry structure.  External designs include concrete walks, fencing and landscaping, masonry restoration (including repairs to cut stone balusters, buttresses, stairs and landings; cutting, cleaning and pointing flagstone walls; and repairing and resetting stone fenials), replacement of ornamental windows, doors and frames, and complete roof replacement.  Interior designs include restoration of ornamental plaster ceilings, new tile floors and painting.
   
Peabody City Hall, Peabody, MA
Bayside designed complete historical restoration of Peabody City Hall.  The project included complete exterior and interior renovation; restoration of the ornate auditorium to its original appearance; creation of new offices; upgrade of interior finishes; new flooring; installation of a new four story elevator and shaftway; new lighting and heating systems and renovation of the main meeting room and stage (see photo below right).  The exterior repairs included a new slate roof; complete masonry repair and repointing; window repairs and replacements; and a new handicapped entrance and sidewalk.
   
Peabody Fire Station, Peabody, MA
Bayside prepared a master plan for long range capital repairs to the station, which included preliminary designs for several repair items.  Designs were prepared for roof and flashing repairs; masonry repairs; new shower and washroom facilities; repairs to ceilings and walls; window repairs and replacements; fire exits; energy conservation measures; and boiler replacement.

Main Assembly Hall - Peabody City Hall
 
Danvers Town Hall, Danvers, MA
Bayside is the designer for renovations to the Danvers Town Hall.  Renovations to this historic building include the design of several new offices, the replacement and lowering of the ceiling, floor replacement, and ventilation for air conditioning units and new electrical service.  Interior designs included drapes and blinds, lighting, carpeting and painting.

VA Project, Bedford, MA
Bayside was responsible for designing and preparing contract bid documents for the complete restoration of three buildings at the Bedford Veterans Administration Facility.  These buildings are listed on the National Historical Register. The work included repair of the exterior facade, grounds, painting exterior trim, refurbishing, tuck pointing and waterproofing.  Bayside also eliminated architectural barriers and provided handicapped toilet facilities to meet the latest federal requirements for barrier free accessibility to address the needs of handicapped patients, visitors, employees and volunteers.
